Notably, in April 2014, Essex Property completed the merger with BRE Properties which led to the creation of a premium West Coast pure play multifamily REIT.
As of Mar 31, 2024, Essex Property enjoyed ownership or ownership stakes in 253 operating apartment communities encompassing 62,271 apartment homes.
As of Mar 31, 2024, Essex Property’s development pipeline comprised of various consolidated predevelopment projects, with total incurred costs of $24.6 million. The company has minimal development funding needs and does not currently plan to start any new developments in 2024.
In March 2024, Essex Property announced the acquisition of its joint venture partner’s 49.9% stake in the BEXAEW portfolio for $505 million on a gross basis. The move came as part of the company’s efforts to boost its asset base and drive profitability.
In March 2023, Essex Property sold a student housing community comprising 239 apartment homes in the non-core market of Santa Barbara County for $91.7 million. The transaction resulted in a gain on sale of $54.5 million.
