Beachwood, OH-based SITE Centers Corp. is a retail real estate investment trust (REIT) in the United States. The company acquires, owns, develops, redevelops, leases and manages shopping centers, especially in high-growth areas of the country. Rental revenues from the company’s shopping centers and land are its primary source of income. It also generates revenues from management contracts with its unconsolidated joint venture (JV) assets.
As of June 30, 2024, SITE Centers’ portfolio comprised 112 shopping centers, including 11 centers owned through unconsolidated JVs. As of the same date, the company’s gross leasable area (”GLA”) owned through all its properties (wholly-owned and JV) totaled 17.9 million square feet.
The company generated pro-rata basis cash new and cash renewal leasing spreads of 33.8% and 8.6%, respectively, in the first half of 2024. The average annualized base rent per occupied square foot was $21.98 on a pro-rata basis as of June 30, 2024.
In October 2024, SITE Centers announced the completion of the Curbline Properties spinoff. Following the spin-off, Curbline has become an independent, publicly traded company that is trading on the NYSE under the ticker symbol “CURB.” SITE Centers shareholders were issued two shares of Curbline common stock for each common share of SITE Centers they owned as of the close of business on the record date of Sept. 23, 2024.
Since the beginning of the second quarter through July 30, 2024, SITE Centers disposed of 15 shopping centers and a parcel at the shopping center for $868.2 million. Since the beginning of the second quarter through July 30, 2024, SITC acquired six convenience shopping centers and a ground-leased parcel of land for $56 million. It also acquired its joint venture partner's 80% interest in Meadowmont Village in Raleigh, NC, for $35.4 million.
Note: All EPS numbers presented in this report represents funds from operations (FFO) per share. FFO, a widely used metric to gauge the performance of REITs, is obtained after adding depreciation and amortization and other non-cash expenses to net income.
