Its investments located outside of Manhattan are known as suburban properties.
The company has two reportable segments — real estate and debt and preferred equity (DPE) investments.
As of June 30, 2024, SL Green had interests in 55 buildings, totaling 31.8 million square feet. This comprised ownership interests in Manhattan properties, spanning 28.1 million square feet and 2.8 million square feet secured DPE investments.
SL Green signed 98 office leases for its Manhattan office portfolio, comprising 1,054,173 square feet of space, in the first half of 2024. The mark-to-market on signed Manhattan office leases was 5.4% in the first half of 2024, higher than the previous fully escalated rents on the same office spaces. The company signed 160 office leases, encompassing 1,776,414 square feet of space in 2023. As of June 30, 2024, its Manhattan same-store office occupancy, including 436,291 square feet of leases signed but not yet commenced, was 89.6%, up from 89.2% at the end of the prior quarter.
In May 2024, SL Green, along with its partner, closed the fee ownership interest in 625 Madison Avenue for gross sales price of $634.6 million. The transaction generated net proceeds to the company of $199.3 million. Such efforts not only provide substantial liquidity to SL Green but also reaffirm the appeal of the NYC real estate market to global investors.
The company also disclosed the sellout of the exclusive Giorgio Armani Residences on Manhattan's Upper East Side. All 10 residential units in this luxury condominium project are now under contract for a gross consideration of $168.2 million. The sales are scheduled to be concluded in the fourth quarter of 2024.
Note: All EPS numbers presented in this report represents funds from operations (FFO) per share. FFO, a widely used metric to gauge the performance of REITs, is obtained after adding depreciation and amortization and other non-cash expenses to net income.
